Readers of the blog will recognize our 6th and final prediction for 2014 and one to keep an eye on – volume, where will volume go in 2014?
With population growth, new construction growth and price increases in the face of modest lending rates 2014 is shaping up to be a great real estate year – but will prices choke off some of the growth? Let’s take a look.
We are in a bit of a supply shortage right now. Inventories are at 6.54 months for single family homes and 7.63 months for condos (data from Matrix SWFLA MLS). Prices and volumes have risen in the face of the shortage so far. If we can add enough new inventory then we are ok. However, if inventories can’t keep up there may come a time when properties may become too scarce, expensive, and buying may plateau. This will not necessarily drop prices, but we expect it may curtail the rate prices rise. We will see.
Watch for rates of new construction (it is coming but we have to move from ground braking and permits to real properties on the market for sale) and more sellers of existing homes to go to market to keep raise supplies. This is what we need right now.
As a disclaimer, all real estate is local, and these are just predictions. Please don’t take these broad conclusions and apply them to your own individual 2014 real estate experience. Why? Because real estate in this town differs street to street. Do not use these trends in any manner to judge what will happen to you individually.
