Nan’s thoughts and the news article focused on the investor market, those persons building spec homes or redeveloping properties. We think the Naples News has it right observing the big boys – like hedge funds and REITS have moved on from here (at least as a percentage of the total business) and individuals are taking up more of the investor market.
Properties are out there for re-development. It takes some detective work and word of mouth is always best in the rehab business but yes you can still find properties worth renovating. One of our buyers this past weekend put in a bid for a wonderful place. It has now gone competitive and we will see how it works out – all of this three days from its first listing. Bottom line? You need to be ready to pull the trigger on a good deal. Cash is still king. And yes you can still flip them, especially in a rising price market.
Speculative home building is also an option and quite prevalent right now. The main take away many spec home builders are building bit. Sure land values are up but the market is buying up larger homes again and prices are increasing quickly in the top of the market. So … build bit to spread the land costs and you might be pleasantly surprised what you can come up with.
