Happy Halloween from Naples Florida
We are so sad for all of our northern friends and what they have been through these last few days. Our thoughts and prayers are with you and your friends and families.
The Naples area was fortunate not to have any damage.
Market Trends
As we reported for a while now, inventory is still down, sales are up and prices continue to rise. We expect this trend to continue over the winter season.
Overall inventory decreased 12 percent from 7,069 for the third quarter 2011 compared to 6,195 in the third quarter 2012.
The overall average DOM (Days on the Market) increased 1 percent from 171 days in the third quarter 2011 to 173 days in the third quarter 2012.
Overall pending sales increased 12 percent from 2,103 pending sales in the third quarter 2011 to 2,362 pending sales in the third quarter 2012.
The median closed price increased 10 percent from $175,000 in the third quarter 2011 to $192,000 in the third quarter 2012.
Naples coastal area overall pending sales increased 17 percent reflecting 388 pending sales in the third quarter 2012 compared to 331 pending sales in the third quarter 2011.

Spec Home Building
It occurred to me it might be fun to actually build a spec house, putting it up stage by stage on YouTube and demonstrate how spec home building could work both nationally and in Naples Florida.
With inventories of single family homes decreasing – especially new construction in Naples, Florida – a good many spec homes are popping up and the big boys are planning large new communities again. In this video we work with Gary Gebbeloff of Cozy Cottages.com who is building a spec house here in Naples. As Gary demonstrates a spec house does not have to be a million dollar investments and hew welcomes investors. We are not investment advisors so talk to Gary for help on this.
