You may remember our recent blog “Here Come The Real Estate Sales – A Look Ahead” showing pending pipeline sales were sure to rock the market – and they did. A look at the remaining supply (inventory) shows we are now at a recent record low of 6.72 months in the All Naples Area of the Sunshine MLS. 5,140 properties are for sale and 9,171 sold in the last twelve months according to this morning data.
So what? Well the so what is solid volumes running across shrinking supplies should be great news for prices. So let’s check the facts. The All Naples area average price was running along at $398,800 and then in March – with this volume-against-shrinking-supply thing, prices did go up, a lot. The average sold price in March was approximately a whopping $480,000 – or 23%. That is some end of season pop folks.
These trends will impact markets. Sellers may be emboldened by the strengthening market and remain stingy when responding to less-than-asking-price offers. Buyers are going to realize there is less to choose from out there AND they may have to pay more for what is left. No wonder we see more ground breaking residential projects from the big boys as supplies dwindle and prices rise.
What should you think about? Get with a good Realtor. Your main concern will be matching your desired lifestyle to your property purchase and understanding the availability and price dynamics of these properties neighborhood by neighborhood.
