I don’t know about you but I find something special about Olde Naples single family homes. Walk to the ocean. Walk to some great restaurants and shops. Jog and cycle to the north and back. A very nice lifestyle. A very special place.
A look at availability this morning shows 61 single family homes for sale in Olde Naples from $953,000 to over $10,000,000. You would think at these prices the market would be over supplied – but not so fast. 79 of these homes have sold over the last year giving us an inventory of 9.2+ months. Not bad, could be tighter, but certainly evidence of a good market and buyers moving in at these prices.
Sales volumes in Olde Naples climbed all season and finished way up in June running along at a 35-40 properties per month clip. Pending sales are falling off showing some slow down for the off-season but with no appreciable new inventory coming along (there are new homes, just not enough of them) there may be more price appreciation on the way next season if these trends hold.
Is it too late too late to find a place? Absolutely not. On the way to church yesterday I passed a colorful old cottage on 8th ave south just sold so the folks are still finding property they like.
