As a follow up to our Naples real estate building permit story yesterday it looks like national building permits are up as well.
Florida Realtor reported yesterday “… builders requested the most permits for future projects in 3½ years, suggesting many anticipate the housing market could improve over the next year.” Good news, we hope they are right.
Our readers know prices are up here in Naples 20%+ in the first three months of the year (Sunshine MLS data) and inventory remains low – a good environment I think for new construction. New construction would also mean new jobs in the area and a nice boost to the economy.
Keeping with building permit theme we are helping a client pull a permit of his own in considering building a spec home here in Naples. Yesterday’s spec home field trip was interesting. We invited a builder to join us to look at three target lots and run some math in the hopes of finding a good opportunity to build a new home this summer and position the home for sale this coming season. During the drive around it was clear others have the same idea. Many new homes going up just blocks from the beach. It looks to me the builder – both commercial and private – are gearing up for a continuing real estate expansion.
These trends sure beat the news of a couple of years ago – let’s hope it keeps going.
