Florida real estate statistics continue to show improvement and somewhat mimic the rebound in Naples. Florida Realtor reported “Pending sales, closed sales and median prices rose, while the inventory of homes and condos for sale dropped in Florida’s housing market in May, according to the latest housing data released by Florida Realtors®.” This is just the sort of continuing good news we need at the state level.
Readers of this blog will know at the local level real estate is going along well. Inventories, the big news for us, are down to seven months + according to Sunshine MLS – a big shift from a couple of years ago. With supplies down there is some solid support for prices. Volumes are holding up OK even in our summer season.
What does all this mean for a buyer or seller? For buyers, once you find that dream home or condo, be aware the market is tighter so you may see competing offers for your place. Be ready to make an offer these days with pre-qualified financing and know it is unlikely you will be sit on the fence for long. For sellers you can be a little more demanding on those offers and counter modestly. Sure, real estate trends differ by neighborhood, some better off than others, but the big trends show a tilt toward the sellers.
