We used to say at work if it does not look good going in it never gets better. A real estate listing contract between an owner and a broker may just not work out – as we all know. It may be wrong for the owner. It may be wrong for the broker. So how do you avoid issues in the first place?

In our own experience as Realtors problems are best avoided by setting the right expectations up front. This is hard to do especially in the thrill of a sales call. Here are some of my favorite things to focus on as an owner and as a Realtor:
For owners make sure you know why you are hiring this realtor. What makes them better than the others? Do you feel comfortable with them? Do you think their price is about right and have they explained it to you? Do you agree with any repairs or modifications they suggest? Do you know all their costs? Have you asked for references? Is the realtor fairly responsive and easy to work with?
For Realtors have you let the owner know a realistic price range based comparables? Have you let them know the owner may need to make price reductions based on market experience? Do the owners agree to any clean up, modifications or decorating? Are the owners fairly responsive and easy to work with?
These are just a starting list of questions. The bottom line is due your homework Realtors and Owners to minimize issues down the line. Can you avoid issues completely? No, but some up front work by both parties might help a lot.
