So many of our clients come to Naples and look for the beach and boating lifestyle only to find single family residences in the low even figures and up. Sure some of our clients jump in but for many the price is just to high for a second home or new primary residence. We often take a look at Royal Harbor or communities further inland to find a solution.
Marco Island might be worth a look. To locals like ourselves Marco Island seems a distance from the Naples restaurants and night life but a thirty minute drive is nothing when you think about “up north” commutes. Tiger Tail beach is beautiful and for the boater you have all of Big Marco River and Goodland to explore. You are also close to the Ten Thousand Islands and a quick trip out Caxambas Pass or Big Marco River and you are in the Gulf of Mexico.
From a supply and demand perspective Marco Island is still running slightly above one year inventory – a little soft compared to Naples at seven months + – but it seems like the single family residence market is picking up. With single family homes priced in the 280-380 per square foot range – with no HOA fees – they look like a deal compared to Naples. Many have nice water views and offer that boating option.
From an infrastructure standpoint Marco Island is also improving with new sewer systems (watch out for those assessments) and the Judge Jolly Bridge renovation and expansion is complete.
