With its proximity to town and the opportunity to live on a canal with easy gulf access the properties in Royal Harbor remain in high demand. Once we saw the bottom – or at least what we think is the bottom of the real estate market – the flippers and home renovators arrived here. The area is under transformation as a drive down most streets will show you new places under construction or completed.
Prices are on the rise here with the average selling price reaching $1,409,828 based on April month end data in the Sunshine MLS. There is some scarcity in available properties with 31 single family homes for sale this morning against a twelve month sales record of 39 properties. This equates to an inventory of 9.5+ months – not as tight as other areas in town but tight enough to support a stable price market for now.
There are fewer homes for sale under $1,000,000 as in past years with only 6 such properties on the market this morning.
