At an open house this weekend I met a nice couple from up north looking to buy here in Naples. What they want is something new, close to the Gulf of Mexico and “move in ready” – but new construction close to the water is tough to find in their price range. They are working on compromises as we write.
We think a lot of folks should consider buying a lot and building a home. We have a great lot in Naples park for $180,000 at 725 101st ave north. Realtors will want to reference ML #215023255.
Why not build? It is not that difficult. In fact we did it, again. You could build a home here on 101st ave north avenue – with the exact floor plan and features you desire AND walk to the beach. You could also bike over to Mercato and eat, shop or catch a movie. If you got started on this it might be done by end of next season.
(Why not take the bike off the wall and head to the movies?)
More than one person seems to thinking about buying this lot. There are good online viewing volumes and we have our fair share of drive by and walk by traffic. We think more than person has the great idea to buy and build.
It is no secret a great amount of development, re-development and commercial projects are heading north and east from town. Naples Park stands right in the path of this growing northerly movement. Just look at price trends in Pelican Bay if you doubt the power of the northerly Naples migration. Although it is difficult to predict future values, buying a lot north of town and building a new home – or just holding the land as an investment – should be something to consider.
