I am always a little skeptical of claims like “once in a life time” or “historic lows” as a means to entice buyers into moving. You should be too. Only you know when the time to buy Naples real estate is right for you and your family.
Naples real estate price behavior is just one part of the buying equation. Sure prices are rising again and as our research has shown inventories are low (shorter supply with similar demand tends to drive prices up) and these massive bank owned property inventories have not been dumped on the Naples real estate market (yet, if ever, at least all at once). I held an open house yesterday on a TUESDAY and had good walk in traffic so buyers are out there – during the week – and they are warming up for season. The Naples market is looking good to many these days.
We read in Money Magazine this issue a good and balanced article regarding recent price trends in Naples, Florida, saying “ … even if you’re a decade or more away from quitting time, you may be thinking about buying a retirement home right now.The prices for condos in popular retirement areas like Napa, Calif., and Naples, Fla., have come down 44% or more since the boom, substantially more than the average 32% that home prices have fallen nationwide, according to the latest data.”
Sure Naples real estate prices are down from the past and recent trends look good, but the other side of the buying equation is you. Is the timing right? If you are not moving to Naples full-time do you really want another property to maintain (yes even small condos have maintenance costs – HOA fees, appliances go bad …)? How often are you going to use the place anyway? Would renting work for a while to make sure you like the lifestyle and a particular location in Naples? Can you afford it? Who wants to be house poor anyway?
