Our low Naples, Florida real estate inventories are well known at this point. Just run a simple search at NaplesBestAddresses.com and you will find few properties which fit your search AND look ok when you arrive. Supply is tight and buyers are scrambling.
The first thing I think about in times like these is the big commercial builders. In the Boom-Bust world of Florida real estate it looks like we are back to Boom. So why don’t these builders fill in the supply holes? Well they are trying mightily but it takes a while. Buy Land-Design-Permit-Build takes a while especially when we are a little rusty down here, and … big land tracts are scarce west of Collier road these days. What to do in the mean time? Enter the American Entrepreneur. For the last eighteen months or so local business persons have seen this day coming and jumped in buying existing places, tearing them down, and cleverly building not just new places but new places which fit the latest trends. Fewer mega projects, less mediterranean and more coastal contemporary, tall ceilings to stamp out those old eight foot ceilings and a more relaxed homey feel.

We looked at a project yesterday but could not make the numbers work. We could not rent it in a positive manner to wait out higher prices nor could we buy it tear it down and rebuild at a profit – to our liking. So, be careful out there. these projects are not an automatic slam dunk.
