6.86 months inventory in the Sunshine MLS All Naples area this morning. Smaller and smaller and approaching “normal”. We are working with some buyers who are somewhat surprised at the lower availability. If you have not been in town for a while or are planning to come down this season be ready for a different feel in the local real estate market.
The state of Florida in general continues to improve. Naples Realtor reported last week (http://www.floridarealtors.org/NewsAndEvents/article.cfm?p=2&id=281284) “Florida’s housing market had more closed sales, more pending sales, higher median prices and a reduced inventory of homes for sale in August, according to the latest housing data released by Florida Realtors®.”
You might see more speculative home building. I ran into a builder this weekend planning a multi family building on 7th ave south. Gary Gebelhoff is building another one of his cozy cottages and the high-end spec market accounts for a significant share of the premium property market.
