Average Naples Florida real estate prices continue to climb. With our supplies now below seven months we expect to see better support for prices. According to the Sunshine MLS this morning the average sold price trend line show properties at $325,000 one year ago and $425,000 today. Single family homes have moved from $400,00 to $500,000+ in the same period.
The Naples trend seem to be following a general statewide and nationwide improvement. This past week we were in Palm Beach for a meeting of Coldwell Banker Previews Agents (million dollar sellers essentially) and I spoke with a number of fellow successful realtors. Inventories in Jupiter for example were reported under five months – even tighter supplies and more supportive of prices if they can keep the volume going.
This morning Florida Realtors reported – (please see http://www.floridarealtors.org/NewsAndEvents/article.cfm?p=4&id=280235 for the full article) “U.S. house prices rose 1.8 percent from the first quarter of 2012 to the second quarter, according to the Federal Housing Finance Agency’s (FHFA) seasonally adjusted purchase-only house price index (HPI).It’s the biggest quarter-to-quarter increase since 2005. The HPI is considered reliable because it looks at same-home sales over time, using price information from Fannie Mae and Freddie Mac.”
Prices are headed in the right direction and a hopeful sign the real estate market is on the mend. Beware of banks moving their shadow inventory into the market with these more favorable terms but so far so good. We are looking forward to the upcoming season when the Naples population moves form 80,000+ to 300,000+ and see if prices move forward once more.
