A look into price data for our local Naples, Florida real estate market shows average prices continue to rise. The Sunshine MLS for the All Naples Area showed average real estate prices increasing from below $350,000 one year ago to just over $400,000 today. One reason for this – steady volume with decreasing supplies.
Inventory supply varies widely by area so check with a Realtor your specific information. Although area inventories are trending around seven months supply + (a level typically supportive of rising prices) some areas fare worse. We are working with one client whose neighborhood faces a four-year inventory supply. As we work with clients – both buyers and sellers – our strategies differ based on local market conditions. Be sure you know your local market when you are buying and selling.
Naples, Florida real estate prices seem to be following a nation trend up. Two weeks ago Core Logic reported “home prices nationwide, including distressed sales, increased on a year-over-year basis by 2.0 percent compared to May 2011. On a month-over-month basis, home prices, including distressed sales, also increased by 1.8 percent compared to April 2012.”
These are not the glory days of a few years ago but we like the fact inventories are down, prices are up and real estate continues to trend nicely up in Naples, Florida.
