According to a report yesterday in Florida Realtor “Sales of new U.S. homes rose in April to the second highest level since the summer of 2008 while the median price for a new home hit a record high, further signs that housing is recovering.” What a difference from a few years ago. Let’s take a look at how national trends are impacting the Naples, Florida real estate market.
Naples Sales vs. National Average? Better. According to the report, April sales were up 2.3%. In Naples April sales rose 27.7% (1,150 in April vs 900 the prior month according to Sunshine MLS “All Naples Area).
Another positive sign for Naples is sales is the trend in pending sales. Pending sales are now averaging 886 per month moving from 600 to 1150 over the year.
In price performance national prices are up 8.3% according the report with only a slight rise here in Naples. Much of the Naples data is driven by what type of property is selling. With a range of $40,000,000 homes to $100,000 condos the type of property selling makes a big difference in statistics. In general the average local price is up.
We think prices should have good support in Naples as our inventory has fallen below six months for the first time in years. With 4,604 property for sale and 9,233 sold in the last twelve months inventory is 5.98 months (Sunshine MLS All Naples Area data).
We encourage Naples, Florida sellers and buyers to understand their local micro markets – now more than ever. With rehabs, new construction and decreasing inventories, sales and price results may be highly varied street by street.
