Yesterday I headed over to run an open house and a couple was waiting for me at the door. As the afternoon went by I met a number of interested buyers. I say “volume” is good by that measure. Also anecdotally when I stopped by Oakes Farm Market for some shrimp for dinner yesterday they told me they think the tourist season this year is the best in twenty years and other merchants agree. Seems like things are running along OK.
I still would like to see better transaction volume in Naples real estate but prices seem to be holding up. Maybe we are running along differently than the state. For example Florida Realtors reported last week state wide volumes are good. They said ”At the close of 2011, Florida’s existing home and condominium markets reported higher sales compared to the previous year, according to the latest housing data released by Florida Realtors®. It was the third consecutive year for statewide home and condo sales activity to end the year on a positive upswing – higher year-over-year sales also were reported at the close of 2010 and 2009, records show.”
But … it is always about the local market – neighborhood by neighborhood. I am not sure Naples is seeing the kind of volume growth over the last three months we would like to see. I may be wrong as yesterday’s open house was one of the best for me and those merchants says tourism is good.
We will see.
