With 1,717 single family homes for sale and 4,346 such properties sold in the last twelve months we are at 4.74 months inventory – a level which should support rising prices and an improving market. Remember not too long ago when supply was two years plus? What a difference.
Can you still find good properties? Absolutely. Two days ago we helped our buyers negotiate a contract to purchase a wonderful new property in Naples. We think they did a lot of things right – they had a pre-approved letter in hand, they carefully watched the market through search tools, they viewed properties first hand or through Realtor provided photos and video and they were ready to act when they found what they wanted.
Will inventories increase soon? Readers of the blog will know the big boys are building up new inventories but we maintain the new properties may not be ready – in large volume – in time to relieve supply levels much before the 2013-14 season – which may prove to be very interesting as seasons starts up.
The bottom line is buyers can still find good opportunity. Get with a good Realtor, learn and use the search tools, have on the ground help if you are out of town and be ready to buy when you find that Naples Best Address. In this market well priced properties in good condition are moving quickly.
