Pelican Bay is booming. Readers of the blog will know this particular area continues to see short inventories and rising volumes and seems “hot” in the already booming Naples market. As an example 803 Shadow Lake Lane asking $998,000 is the least expensive single family home for sale in Pelican Bay this morning. Wow. We remember when the first home in Port Royal sold for more than $1,000,000 and now the least expensive homes in Pelican Bay approach that number.
The inventory of homes in Pelican Bay has fallen below five months to a remarkable 4.34 months. If you look at the numbers this morning (Matrix MLS) there are 1116 properties for sale in Pelican Bay (fewer than last month), 107 properties have sold in the last 120 days (more than last month) resulting in a 4+months-inventory supply pace. This inventory level is very supportive of further price increases. Throughout last summer we saw this same trend as the near-north beach access community stood right in the path of eager home buyers.
A visit to pelicanbay.org will teach you a lot about the area and why this neighborhood continues to thrive in the most recent Naples real estate boom. Environmentally focused from its beginnings large tracts are set aside for preservation.

Two wonderful beach access points served by friendly people in golf carts take you to two beach restaurants and spectacular sunsets. The tennis team just beat our club this week (tough to admit!) and you will find the residents very interested in fitness from bikers to joggers to walkers.
Property types range from all manner of condos with some spectacular views as well as the 21 single family homes for sale this morning ranging from $1,185,000 to $19,900,00.
