Well it is nice to have others on your side – does that mean you are right? Of course not but it is nice to see confirmation of some of your ideas. We started writing about positive trends in Naples real estate several months ago and now and then the national press has some confirming vibes.
Last night in Florida Realtor we read “Despite national and global headwinds, Florida’s real estate market is entering 2012 on an upward trend, according to three leading U.S. economists.
‘Our state is in a mini-recovery,’ said Florida Realtors® Chief Economist Dr. John Tuccillo at the state association’s 2012 Real Estate and Economic Forecast Conference in Orlando. ‘Sales are trending up, listing inventories are falling, the supply of lender-related properties has stabilized, and we are seeing multiple offers on homes in some local markets.’ In fact, Florida homes today may be undervalued, Tuccillo added. ‘That may seem like a drastic statement,’ he said. ‘But a buyer who plans to own the home for five to seven years can get some great bargains today.’
I wouldn’t say Naples real estate is “undervalued” as the article states but but I do like the fact our inventories are down and trailing twelve month prices are up. Our NaplesBestAddresses team is having a little trouble finding “investment” properties right now – properties to buy, renovate and sell or rent. Supply is down here too. One year ago and earlier they were out there but today you really have to look. It sure feels like things are improving.
Let’s see what the Naples Association Board of Realtors (NABOR) says in a few days about the November numbers. So far so good for Naples real estate. What are your thoughts?
