With the arrival of season where our local population is said to increase from 85,000 to over 300,000 persons so have arrived the buyers. A quick look at the numbers this morning shows Naples, Florida real estate is really moving again.
According to our new Matrix based MLS 1,368 single family homes were sold in the last 120 days against a current inventory of only 2,016. At this pace we have a 5.9 month inventory of single family homes – one of the best seller’s markets we have had in years.
The condominium market is strong as well with a 7.1+ month inventory at the current pace of 1,143 units sold in the last 120 days against an inventory of 2,042 units.
So what is a buyer to do in a seller’s market? Our best advice is get yourself a good search tool. No they are not the same. Why? Different data sources and features. We recommend a tool using the same data as the local realtors with updates to you (email or otherwise) with new properties or price decreases meeting your criteria. Talk with us and we will get you started.
Now for sellers you might think “hold the line” in negotiations would be good advice but as always it depends. If your property is on the market longer than four weeks with no repeat visits or offers be careful – this online buyers world may have passed you buy. Keep an eye on condition, marketing and comparable price behaviors. Ask your realtor for a check up if your property is not moving in this market.
