Olde Naples real estate. That beautiful part of Naples nestled around our town’s birthplace. From the foot of the pier where folks would arrive by boat in the old days and spend a season on our beaches, to the north along the ocean shoreline with some of the most beautiful vistas around. Olde Naples residents for the most part may walk to the beach and find their way afterwards to some wonderful restaurants, galleries and night life. Imagine a nice walk to the ocean beach on the west coast of Florida to watch the sunset on the water and then walk over to a restaurant for dinner and a walk home. Paradise in the Florida winter with evening temperatures still in the 60’s-70’s.
So how is real estate doing in Olde Naples? Well, volumes are up showing increasing demand for the area. In the last twelve months 188 properties sold in Olde Naples compared to 168 for the same twelve month prior period – an 11.9% year to year increase. Although inventories have improved the Old Naples real estate market property supply stands at thirteen months – a little heavier than we would like. It is often stated prices are at equilibrium in a real estate market with twelve month supply so thirteen months is just on the heavy side. It feels like the buyers are back, buying into a market slightly on the heavy side but also in a unique, beautiful part of paradise here in Naples where they want to own.
Know your neighborhoods! When buying or selling be sure you have the latest facts from a Realtor who knows how to look though market statistics and give you the information you need to help you find that Best Naples Address. Some neighborhoods are short of supply with good volume and rising prices and buyers need to be a little more aggressive while other neighborhoods see heavier supply, declining volumes and prices and sellers need to price aggressively to lower the risk of chasing the market down.
