Yesterday evening at a Naples dinner party with six couples I looked around the dinner table and found three of the couples were from Canada. Earlier in the day a gentleman came by our open house to review his offer on a seven figure property – he was also from Canada. In fact an estimated 19% of all Naples real estate buyers today are from Canada. Thank you Canada for making our real estate markets work – and for sending down such a great bunch of people.
So what’s going on here? Florida Realtor reported the state of Florida was the top ranked state for Canadian buyers last year. They go on to say “The strength of the Canadian dollar, sustained low pricing in the U.S. housing market, and perceptions regarding the general economic outlook continue to encourage Canadians to purchase a home in the Sunbelt states.”
What does this mean for buyers and sellers? Well if you are a seller you might consider going with a broker with a big international brand – one that international buyers will recognize. Remember in addition to Canada, Western Europe is also a strong Naples real estate buyer – get with a brokerage they recognize. And do not forget the internet thing. 83% (estimated) of all Naples buyers start their search on the internet so get with a brokerage with a massive online presence.
