Even in the off season you can see the continued improvement in the Naples, Florida real estate market. This morning we took a look at inventories in the Sunshine MLS for the “all Naples” area. The result? Inventories continue to shrink and decreased supply may mean higher prices. Inventory decreased to 6.85 months (4865 active with 8515 properties sold in the last year).
But here may be the even bigger news – volumes are strong. In the last couple of months pending sales increase from approximately 700 per month to 900 month. So what? Well you math students will know a pace of 900 per month is going to blow right though an annual pace of 8515 so look out prices. You run increased volume against decreasing supplies and prices may increase further.
The rest of the nation may ne improving as well. Florida Realtors reported US home prices were also up over historical trends (http://www.floridarealtors.org/NewsAndEvents/article.cfm?p=1&id=280362). They reported “U.S. home prices rose in June from the same month last year, the first year-over-year increase since the summer of 2010. The increase is the latest evidence of a nascent recovery in the housing market.”
